An exciting opportunity has arisen for an experienced Senior Asset Manager to join a progressive Property and Investment team within a local authority on the South Coast. This is a commercially focused asset management position and would suit an experienced MRICS Chartered Surveyor with a strong commercial property background who is looking to manage a varied and interesting portfolio while contributing to high-profile investment and asset management strategies. This is not a maintenance, repairs or facilities management role. As Senior Asset Manager, you will work closely with senior colleagues across the Property and Investment function, helping to deliver the organisation's Commercial Property Investment Strategy and Property Asset Management Strategy.
Key Responsibilities:
- Deliver high-quality commercial property asset management across a diverse portfolio.
- Support the delivery and implementation of the Commercial Property Investment and Property Asset Management Strategies.
- Identify opportunities for income generation, asset enhancement, development and disposal.
- Manage landlord and tenant matters, including rent reviews, lease negotiations, licences, easements and other property agreements.
- Lead and assist with property disposals, acquisitions and other strategic property transactions.
- Undertake DCF and other financial and investment analyses to support decision-making.
- Maintain strong relationships with tenants and occupiers, carrying out regular visits and proactively identifying issues and opportunities.
- Instruct and manage external agents, consultants and other professional advisers where required.
- Provide expert property advice to colleagues, stakeholders and elected members.
- Prepare clear, concise and accurate reports for senior management, committees and Council meetings.
- Attend public meetings, stakeholder meetings, site visits and events as required.
- Maintain accurate estate records, including property, income, expenditure and liability data.
- Support the effective management and development of property databases, asset records and related systems.
- Keep up to date with relevant property legislation, market trends and ESG considerations.
- Contribute to the strategic development of the wider Property and Investment service.
- Provide leadership and support to Assistant Asset Manager(s) and work collaboratively across the estate.
You will have:
- MRICS qualification - essential
- Strong commercial property experience across a non-residential portfolio.
- Experience of landlord and tenant matters.
- Experience of lease negotiations, rent reviews, disposals and wider estate management.
- Strong analytical and financial skills, including DCF and property investment analysis.
- Excellent report-writing skills, with the ability to produce concise and accurate committee and decision making reports.
- The ability to manage a varied caseload and balance day-to-day priorities with wider strategic objectives.
- Strong stakeholder management and interpersonal skills.
- Experience working with external agents, consultants, tenants and other property professionals.
- Excellent organisational skills and a methodical approach to maintaining property records.
- Strong commercial awareness and the ability to identify opportunities to maximise returns from an estate.
- Experience within a Local Authority or other public sector organisation would be beneficial, but is not essential.
- Candidates with a private sector background and the right commercial asset management experience will be strongly considered.
- Ideally, the successful candidate will bring a blend of public and private sector experience, although we are primarily looking for someone with the right commercial expertise and strategic mindset.
- We are particularly keen to hear from candidates who are already based on the South Coast.
- Local knowledge and an understanding of the SouthCoast property market would be advantageous.
Please note that the working pattern requires attendance at the Worthing office on Mondays, Wednesdays and usually one additional day each week.
