Job Description

Kenneth Brian Recruitment are recruiting for a Reactive & Planned Maintenance Manager to join our client in Warlingham. We are seeking an experienced manager to join a growing commercial maintenance team. This role requires both technical expertise and commercial awareness, managing planned preventative maintenance, small planned works, and reactive maintenance across a diverse client portfolio.

Key Responsibilities:

  • Lead, manage, and deliver PPM schedules, small planned works, and reactive maintenance across commercial contracts.
  • Plan, coordinate, and deliver minor works projects (fabric, M&E, or compliance-related) within agreed timeframes and budgets.
  • Oversee subcontractor and supplier performance, ensuring SLAs and KPIs are met.
  • Act as the first point of escalation for urgent maintenance issues, ensuring effective and timely resolution.
  • Manage maintenance budgets, report on expenditure, and identify opportunities for savings.
  • Ensure all works comply with statutory requirements, industry regulations, and health & safety legislation.
  • Produce accurate operational and financial reports for senior management and clients.
  • Drive continuous improvement and best practice in maintenance operations.
  • Build and maintain strong working relationships with clients, suppliers, and internal teams.

Skills & Experience Required:

  • Proven experience managing reactive maintenance, PPM, and small works projects in commercial property or facilities management.
  • Strong technical knowledge of compliance frameworks, building services, and health & safety regulations.
  • Excellent subcontractor and supplier management skills.
  • Experience in budget control and delivering projects within cost and time constraints.
  • Ability to manage multiple priorities and respond effectively under pressure.
  • Strong interpersonal and communication skills, with the ability to influence stakeholders.
  • Proficient in CAFM systems and Microsoft Office.
  • Professional qualifications (e.g., IWFM, IOSH/NEBOSH, or relevant trade/engineering background) are advantageous.
