Key Responsibilities Deliver all technical and construction aspects of planning, disposals and development Negotiate and manage consultant appointments and construction contracts, in conjunction with the Commercial Manager Tender and interpret technical surveys and reports required throughout project delivery (e.g. geo-technical, acoustic, thermal) Support project teams and individuals throughout delivery, advising on programming, progress, cost, risk, change management and reporting Manage project budgets in conjunction with the Commercial Manager Ensure all collateral warranties and insurances are in place for each appointment and contract, alongside the Commercial Manager Assist the commercial team with commercial activities across planning, disposals and development projects Support the wider team in the disposal of commercial and residential property assets from portfolios nationwide Working with Others Work closely with the Commercial Manager on consultant appointments, construction contracts and project budgets Collaborate with the wider Projects Team and Senior Project Managers across live schemes Support the Disposals team with due diligence across planning, disposals and development activity Liaise with external consultants, contractors, surveyors and solicitors throughout project delivery Build positive professional relationships across the business Reporting Provide accurate programme, cost, risk and progress reporting throughout project delivery Contribute to accurate record-keeping and data maintenance for all live projects Report to the Senior Project Manager, within the Projects Team led by the Projects Director and Head of Development Candidate Profile We are seeking an experienced professional with: RICS qualified, with an RICS-accredited undergraduate or postgraduate degree Residential new build and refurbishment experience, with a track record of managing projects, particularly residential Knowledge of the whole spectrum of development activity, from concept design through to delivery and sales A good knowledge of technical construction standards and detailing Experience across a range of different procurement types, from joint ventures through to direct developments Good working knowledge of consultant and contractor agreements, e.g. JCT Contractor or consultancy experience considered on equal merit A proactive and analytical mindset, with an interest in development and disposal projects Excellent organisational skills, with the ability to manage multiple workstreams and meet deadlines Strong communication, presentation and negotiation skills, for effective collaboration with consultants and stakeholders Current knowledge of the commercial and residential property markets Ability to understand and interpret data and cashflows Willingness to travel to sites nationwide, as required Full driving licence What's on Offer Salary: £50,000 - £65,000 depending on experience Car allowance (where applicable) Discretionary, non-contractual bonus based on personal and company performance Double match stakeholder pension scheme capped at 10% (e.g. a 5% personal contribution results in a 10% company contribution) 25 days of annual leave Private medical insurance (single cover, with the option to self-fund family cover) Life assurance: 2 x base salary, 4 x on joining the pension scheme Income protection (after one year's service) Discounted dental insurance Maternity leave: six months full pay (subject to six months' service), then SMP for the remainder of the statutory period Paternity leave: four weeks full pay (after six months' service) or two weeks (under six months' service) Electric vehicle lease scheme Cycle to work scheme Interest free season ticket loan Financial support for relevant professional membership subscriptions Financial and other support for appropriate professional study Matched charity fundraising via Give as You Earn (up to £2,500 per year) Employee assistance programme Wellbeing initiatives Social and sporting activities Why Join TT TT is a market leader in the UK commercial property sector and one of the most significant privately owned portfolios in the country.
