Freelance: Snr Quantity Surveyor Tier 1 Contractor Location: City of London Rate: £450 £475 per day (DOE) Outside IR35 / Limited Company Start: ASAP Immediate Interviews Contract: Initial 6 months, likely extension (project runs through Summer 2027) A well-established commercial construction and fit-out contractor is delivering a £60m CAT A / CAT B office cut-and-carve project in Central London and is seeking an experienced Freelance Senior Quantity Surveyor to join the on-site commercial team. The Role Reporting directly to the Commercial Manager and working closely with the site team, your responsibilities will include: Managing subcontractor packages from procurement to final account Measuring, pricing, and administering variations, including structural alterations and additional client requests Preparing valuations, cost reports, and forecasts Supporting CVRs and commercial reporting Assisting the site team in a fast-paced, live project environment Requirements Proven experience as a Senior Quantity Surveyor on similar commercial fit-out or design-and-build projects Background with Tier One or Two main contractors Strong technical knowledge of commercial fit-outs, structural facades, and CAT A/B office schemes Experienced in managing subcontractors and commercial processes independently Comfortable handling large-scale projects (£60m+) with complex site discoveries What s on Offer Competitive daily rate of £450 £525 (DOE) Immediate start Work with an established contractor on a flagship Central London scheme Initial 6-month contract with likely extension Application Please send your CV for immediate consideration. The role requires someone who has a minimum of 5-7 years practical site experience with senior managerial skills, evident in your previous roles. A Construction Management qualification would be an advantage. Employment with a small to medium sized residential builder would be preferred over large scale developers. The Role Working with the Construction director and Project / Site Managers to help programme and co-ordinate works on the various sites. Running pre-con and sub-contract meetings. Working with private clients, Local Authorities and Housing Associations. Maintaining project delivery targets. Assisting in the selection and screening of sub-contractors. Ensuring that the developments are run safely and securely. Maintaining a professional approach at all times. Your Background 5-7 years Residential senior site managerial experience. Clear understanding of construction drawings, specifications and method statements. Relevant Construction certificates and qualifications. Long continuous periods of employment with a contractor. Good written and oral communication. A good understanding of IT and its use in site management. Experience in running HA and private build projects. Previous experience in running sites of 40 plus units. The Projects Commencing with demolition and site clearance, taking the schemes through to completion and handover. Traditional build experience is essential, whilst timber frame and RC frame experience would be of value. Many of the brownfield sites are in residential areas, so the usual restrictions apply. The site layouts mean that you often have a restricted site to work on and must still be able to produce a high-quality finish on time and to budget. You You must be able to read and understand Engineers drawings, have a good commercial understanding, also be able to plan and co-ordinate the various trades and sub-contractors, ensuring conflicts are minimised, whilst planning ahead to organise plant, labour and materials in time. Strong written and oral communication skills are needed, with IT reporting standard practice on all the sites. Your background will clearly demonstrate long periods of continuous permanent employment with the same employer. You will probably need at least 5-7 years experience in Senior Site Management to be able to successfully run projects that this company work on. References will be required and will be followed up.
