Hays Specialist Recruitment Limited
Quantity Surveyor
Hays Specialist Recruitment Limited Chester, Cheshire
Quantity Surveyor Chester Genuine Hybrid Working Most QS roles ask you to deliver decisions already made. This one gives you the opportunity to shape them. If you have built your career delivering major Design & Build projects but want greater influence over their commercial direction, this could be a natural next step. We are recruiting a Quantity Surveyor to join the Pre-Construction team of an established developer-contractor Based in Chester with genuine hybrid working, you will help shape major developments before they reach site, influencing cost, design, procurement, buildability and commercial viability. It is still very much a Quantity Surveyor role, but with one important difference: you will be involved at the point where your commercial expertise can have the greatest impact. Rather than inheriting a project once construction begins, you will work alongside development, design, technical and construction colleagues to ensure each scheme is commercially robust and positioned for successful delivery. What will you be doing? As part of the Pre-Construction team, you will support projects from their early development stages through to construction commencement Your role will include: Preparing and developing cost plans as designs evolve Assessing project costs, viability, risks and commercial opportunities Challenging design decisions and identifying more efficient solutions Working with development, design, technical and construction teams to improve buildability Using market intelligence and supply-chain input to inform project costs Supporting procurement strategies and the development of work packages Providing clear commercial advice to help colleagues make informed decisions Supporting a structured handover into the construction and delivery teams This is a highly collaborative role. You will not simply report the numbers. You will use them to challenge assumptions, guide decisions and improve project outcomes. What experience are we looking for? You may currently be working as a project-based Quantity Surveyor for a main contractor, developer-contractor or specialist in large-scale construction. What matters is that you understand how major Design & Build projects are commercially managed and have the confidence to apply that experience earlier in the project lifecycle You should have: Quantity Surveying experience on Design & Build projects valued at approximately £10m or above Experience of commercially managing complex construction projects Strong cost planning and commercial analysis skills An understanding of procurement, design development and construction delivery The ability to identify risk, challenge costs and communicate commercial information clearly The confidence to work collaboratively with technical, operational and development stakeholders We are equally interested in candidates with experience of other large-scale developments where repeatability, standardisation and programme efficiency are important, including: High-rise residential / Hotels / Offices / Mixed-use developments, or other multi-unit or Accommodation-led projects Why consider this opportunity? You will be involved before construction starts, giving you the opportunity to influence the decisions that determine how a development will be designed, procured and delivered Make the move into pre-construction Genuine hybrid working You will gain exposure to project viability, cost planning, design development, procurement strategy and commercial decision-making across the full pre-construction lifecycle Working within a developer-contractor environment means you will collaborate directly with the teams responsible for developing, designing and ultimately delivering each scheme Interested? If you are an experienced Quantity Surveyor with a background in £10m+ Design & Build projects and would like to influence developments before they reach site, we would like to hear from you. You may already work within pre-construction, or you may be looking to use your project-delivery experience in a different way. Either way, this is an opportunity to remain close to construction while gaining earlier involvement, broader commercial influence and the flexibility of hybrid working. Apply today or get in touch for a confidential conversation What you need to do now If you're interested in this role, click 'apply now' to forward an up-to-date copy of your CV, or call us now. EC PROPERTY RECRUITMENT LTD
Development Monitoring Surveyor
EC PROPERTY RECRUITMENT LTD
Development Monitoring Surveyor North West or Yorkshire £55,000-£65,000 at Senior Surveyor level, with scope above for more experienced candidates Typical bonus £5,000-£10,000 There's a difference between joining a consultancy that occasionally picks up monitoring instructions and joining one where development monitoring is a core part of the business. I'm recruiting for the latter. The team has an established flow of lender instructions across the North of England and wants to bring in another surveyor. You'll work on developments ranging from approximately £500,000 to £50 million, predominantly residential schemes, with hotel and commercial projects adding variety. The firm is open on level. An experienced Monitoring Surveyor could take ownership of a portfolio from the outset. Equally, if you're a Building Surveyor, Quantity Surveyor or Project Manager who has already had some exposure to monitoring, this could be the opportunity to make it your specialism. The work You'll visit developments, review costs and programmes, assess progress and drawdown requests, and advise lenders on the risks that matter. The role calls for sound construction judgement and reports that help funders make decisions, rather than simply record what happened on site. You'll be supported by an experienced wider monitoring team while managing your own instructions and lender relationships. The work covers the North West, Yorkshire and the wider North of England, so your base can be flexible within that area. What I'm looking for Development monitoring experience, or relevant monitoring exposure gained in building surveying, quantity surveying or project management. A strong grasp of construction costs, delivery and risk. Clear, confident report writing. The judgement to spot an issue, understand its implications and explain it to a lender. MRICS qualification or progress towards it would be welcome. Salary and package The salary guide is £55,000-£65,000 at Senior Surveyor level, with flexibility for candidates bringing more experience or operating at Associate Director level. There is also a bonus that typically falls between £5,000 and £10,000 in a standard year, plus 28 days' annual leave, bank holidays and a pension.
