Property Manager - Middlesex

Salary - £29,000 -£31,000

Working Hours: Monday to Friday 9am - 5.30pm

This position requires a driver with use of your own car - Parking is provided

Our client is looking for an experienced Property Manager with 3 plus years experience.

Our client is an independent, family run business. They have a long-standing team of dedicated property professionals with an impressive solid 50 year reputation.

The ideal candidate should be able to demonstrate a proven track record including problem-solving and excellent customer service levels. Experience in Dilapidations and deposit returns is essential.

Responsibilities

• Advising and guiding landlords on the management of their properties

• Dealing with day-to-day maintenance issues and undertaking routine property visits

• Coordinating refurbishment works including obtaining quotes and management of contractors

• Liaising with tenants and contractors to ensure works are completed in a timely manner

• Progressing quotes and checking/submitting invoices to ensure payment is on time

• Carrying out detailed Property Visits and creating precise reports using online App/website

• Ensuring properties comply with Health & Safety legislation and that statutory obligations are met, e.g. gas safety, electrical safety etc.

• Negotiation of end of tenancy deposit dilapidations and if required dealing with TDS disputes

• Dealing with insurance claims

• Dealing with utility changeovers and queries

• Arranging end of tenancy procedures and ensuring properties are made ready for new tenancies

Skills Knowledge and Experience

• Experienced in Property Management

• ARLA qualified (preferred but not essential)

• Understanding of current lettings legislation

• Highly organised and able to prioritise workload

• Effective problem solving

• High level of customer service skills

• Good telephone manner and positive attitude

• Ability to work in a pressurised environment

• Knowledge of the local area helpful

• Full UK driving licence and own car
