Our expertise encompasses not only mainstream property law, but also landlord and tenant, construction, real estate disputes, planning and environmental law, tax, corporate structuring and property finance. Principal Responsibilities The Associate will work principally with partners, senior associates, trainees and paralegals within the Real Estate Group, and on a range of matters as detailed below. The main duties will include: Advising on and negotiating licences to assign, to underlet and for alterations. Advising on and negotiating agreements for lease. The agreements may be conditional on landlord/tenant works and/or planning consent. This will involve liaising with our planning and construction teams; Advising on and negotiating leases. This will be a mixture of acting for Landlord's in relation to investment properties and for tenant occupiers; Advising on and negotiating deeds of variation; Advising on and negotiating rent deposit deeds; Advising on and negotiating sale contracts for freehold and leasehold sites. These include conditional sales (again involving our planning and construction teams) and, more often than not ,sale agreements for properties which are subject to leases; Assisting with portfolio sales as part of a wider real estate team. Including reporting and involvement in the main sale contract which may be an asset sale or share sale agreement; Dealing with the lender in relation to the financing of a purchase. This would involve dealing with reports/certificates of title and liaising with our finance team. The finance team will handle the finance documents. The Associate will also: Manage a number of matters at the same time and will supervise work of trainees and paralegals. Knowledge, Skills & Experience The ideal candidates will have 3+PQE from a top tier Real Estate practice and have a breadth of Commercial Property experience. The following experience/skills are essential: Strong personal and communication skills Excellent analytical and drafting skills Excellent time management and organisational skills A commercial focus A proven track record in business development A high level of client contact and previous responsibility for client files - you will be client facing and given opportunities to liaise directly with clients on a day to day basis and in meetings. Strong academics and technical ability Ability to provide a high level of client service You must be willing to learn; you do not need to have previous experience of all of the "Principal Responsibilities" set out above.
