The Company Ideal Skills / Characteristics
  • A minimum of 12 months experience in Property Management
  • Superb customer service and communication
  • Must be a good team player, whilst able to work to personal targets
  • Knowledge of CFP, Fixflow and Inventory Base would be an advantage
  • Must have a full driving Licence (use of company car only if over 21)
  • IT - Should have good keyboard skills. Work well Microsoft Office and competent use of the Internet with emails
  • Phone - Have an excellent telephone manner and be confident at dealing with difficult situations.
  • Qualifications - Must have at least 5 GCSE's above grade 'C' or equivalent to include Maths and English
  • Attention to detail is paramount
  • Communication. A good standard of both written and verbal English is essential
  • Willingness to learn - Show interest in completing a regulated course relating to the industry, following probationary period.

General Tasks
  • General administration generated by production of inventory, compilation of information relating to the property at the point of first visit, repairs and inspections, final inspections and deposit returns.
  • Pre-Move in visit
  • Visit the property before occupation to ensure that it is ready for occupation, prepare inventory. Liaise with landlord and lettings staff concerning any outstanding issues needed to be resolved before occupation.
  • Repairs & Maintenance
  • Liaise with the tenant and landlord throughout the tenancy dealing with any repairs/maintenance issues that arise. Facilitate utilities before, during and after the tenancy.
  • Property Inspections
  • Carry out regular property visits during the tenancy and follow up, advising the landlord of the condition of the property using our bespoke management worksheet.
  • Final Inspections
  • Carry out the final inspection, deal with any deposit issues and pass the tenant file to Accounts when deposit is ready to be refunded.
  • Liaise with lettings team regarding condition at the end of the tenancy, check on next pre visit that property has been cleaned and is ready for another tenant.

General
  • Answer the telephone within three rings (team work)
  • Always arrive at work and at appointments on time. Be courteous to clients and colleagues at all times. Always come to work in smart business dress and be well groomed.
  • Ensure that your computer and equipment are turned off at the end of the working day
  • Ensure that the desks are left clear of cups or glasses. Not more than one cup or glass should be on each desk during work hours.
  • Check keys booked out list and check that any keys booked out by yourself have been returned.
  • Provide assistance to other team members during holiday periods as and when necessary.
  • As the position involves a fair proportion of time on out of the office activities, it will be considered that the job functions will be managed individually when organizing the work and that the individual manager will be responsible for their time management, however, your diary must be organised as you will need to be back in the office by 3.00pm Monday to Friday for cover.

Discipline & Compliance Responsibilities
  • To ensure that no let goes ahead that does not comply with current legislation i.e. gas and electrical safety, EPC etc.
  • To follow company's Personal Safety Procedures to avoid putting yourself or others at risk.
  • To be punctual at all times and to ensure that you are dressed in accordance with the company's dress code.

Hours
Monday to Friday 8:45 - 5:30 1 hour's lunch break
Saturday 9:00 - 4:00 ½ hours lunch break

You will be required to work one Saturday in four Salary £22,000 - £24,000 This is negotiable for the right candidate
