The successful candidate who fulfills this varied role will spend much of each working day visiting properties to undertake various tasks which include the production of condition inspections to ensure they remain in good condition, produce reports to evidence and dispatch to the relevant landlord. Inspecting the property prior to the end of a tenancy to produce a 'check out report which will again record the general condition of the property at that time just prior to the tenants moving out. At the end of a tenancy mediate between landlord and tenants regarding any maintenance considered to be beyond fair wear and tear and attempt to agree on a suitable amount of money that the tenants are to contribute to putting things right. Once agreed relevant funds would be deducted from the initial deposit that the tenants lodged with the company prior to moving in. Where issues are evident at the end of a tenancy, but the landlord and tenants fail to agree on a mutually acceptable compromise, the Property Inspection Clerk prepares all relevant paperwork and sends this to an independent adjudicator who will decide what if anything should be deducted from the tenants original deposit. Property Inspector Previous experience in a similar role within Residential Lettings would be advantageous but not essential, as full training provided to those retaining the other essential skills described below. A strong attention to detail when inspecting a property and compiling a report. Highly organised and able to manage a busy diary. The ability to prioritise urgent tasks and constantly work to pre-defined deadlines. Excellent communication skills - face to face, orally and electronically. Confident and professional. IT proficient - familiar with MS Office, other general packages, tablets, and other mobile devices. Own car and clean driving license.
