Job Responsibilities

• Lead and manage a team delivering high-quality ground maintenance services across a designated area.

• Oversee contractors carrying out specialist works, such as tree maintenance.

• Conduct regular estate inspections, ensuring communal areas are well-maintained and reporting repairs, hazards, or compliance issues promptly.

• Ensure the safety of the team by enforcing risk assessments, health and safety training, and lone working procedures.

• Respond to enquiries from residents and colleagues regarding estate services, providing clear and timely updates.

• Conduct one-to-one meetings, manage performance, provide constructive feedback, and recognise achievements.

• Plan and schedule seasonal project work to maintain service standards throughout the year.

• Monitor and manage tools, equipment, and supplies to ensure efficient operations.

• Ensure all work vehicles and machinery comply with Southern Housing policies and are properly maintained.

• Collaborate with other frontline teams to improve resident satisfaction.

• Carry out any other duties consistent with the role as required.

Person Specification
Must-Have Requirements

• Experience in a ground maintenance or estate services environment.

• Strong knowledge of health and safety, including risk assessments, COSHH, and lone working procedures.

• Proven leadership and team management skills, including recruitment, training, and motivation.

• Excellent problem-solving skills with a proactive approach to operational challenges.

• Strong communication and interpersonal skills to build positive relationships with residents, colleagues, and contractors.

• Attention to detail for estate inspections and reporting.

• Clean manual driving licence (C1 not required).

Nice-to-Have Requirements

• Understanding of service charges and value for money in estate management.

• Experience managing contractors for specialist maintenance tasks.

• Knowledge of housing or property management operations.
