We're working on behalf of an established property development and construction business with an exciting pipeline of high-value residential projects. Identifying and managing commercial and contractual risks throughout the project lifecycle. Leading the assessment and negotiation of subcontractor claims, disputes and counter-claims. Monitoring subcontractor performance against programme, scope, quality and contractual requirements. Ensuring comprehensive records are maintained across contracts, correspondence, payment certificates, variations and closeout documentation. Ensuring subcontractors meet CDM, health & safety and other legal compliance requirements. Managing subcontractor closeout, including defects, retention releases and final account agreements. Working closely with project, commercial and legal teams to ensure the successful delivery of projects. Projects & Packages We're particularly interested in candidates with strong experience across residential new build and major construction packages. Experience across the following packages would be highly relevant: Groundworks & Frame M&E SFS Windows Other major residential construction packages Experience working on projects in the £30m-£50m+ range would be highly advantageous. What We're Looking For We're looking for an experienced Senior Quantity Surveyor who can operate confidently in a high-value construction environment and take ownership of complex commercial and contractual matters. You'll ideally have: Minimum 5 years' UK construction experience , with substantial subcontract/commercial management experience. A strong background in residential new build . Experience working for a main contractor or specialist subcontractor. Proven experience managing major subcontract packages from tender through to final account. Experience working on projects valued at £30m-£50m+ . Strong knowledge of JCT and/or NEC forms of contract. Excellent understanding of subcontract administration and contractual obligations. Strong commercial and financial awareness. Proven negotiation, influencing and supplier management skills. Excellent written and verbal communication skills. A degree, HNC/HND or equivalent qualification in Quantity Surveying, Construction Management, Commercial Management or a related discipline. Strong Microsoft Office skills and experience with relevant commercial/contract administration systems.
