Estimator - Social Housing, Planned Maintenance, Decarbonisation / Retrofit £80K - £100K + Bonus + Benefits London / Hybrid (Flexibility to work from Home) We are recruiting for a leading property services contractor to find a Senior Estimator to take responsibility for pricing winning planned maintenance / decent homes and decarbonisation / retrofit tenders for housing associations, local councils and RSL's. This is more than a measurement and pricing role. The successful candidate will combine technical estimating expertise with strong commercial judgement, bid leadership and the confidence to influence senior stakeholders. Estimator Responsibilities: Maintaining an accurate cost base by regular review of market prices Co-ordination of tender bids Check and acknowledge tender documents and amendments Organise copy of tender documents and amendments for appropriate parties Record supply chain and performance data Analyse, compare, and Input subcontractor bids into tender Build up rates from first principles where necessary to support subcontractor quotes Using first principles build ups to construct a fully formed bid using a direct labour workforce Assembling relevant documents for settlement and handover meeting Estimator Experience: Pricing occupied-homes programmes, including kitchens, bathrooms, roofing, windows, external fabric and M&E renewals Experience of fire safety, passive fire protection, building safety remediation and/or high-rise refurbishment Understanding of retrofit delivery, ideally including PAS 2035/PAS 2030 and funded decarbonisation programmes Strong knowledge of NHF Schedule of Rates, framework pricing, open-book costing, measured term and fixed-price contracts Advanced Excel capability and recognised estimating software such as ConQuest, Causeway, CostX or equivalent. The Opportunity Working alongside experienced Commercial Managers, Designers and Project Delivery teams, you will play a key role in developing cost plans, coordinating information and managing the preconstruction process from initial enquiry through to project handover. This position offers an excellent route into senior preconstruction leadership and would suit candidates from Assistant Quantity Surveying, Quantity Surveying, Commercial, Estimating or Preconstruction backgrounds. Key Responsibilities Support the development of commercial and preconstruction strategies for project bids and pitches. Assist in preparing cost plans, budgets and commercial proposals. Review client briefs, Employer's Requirements, fit out guides and technical documentation. Coordinate information between design, sales and subcontractor teams to ensure alignment between design solutions and project budgets. Attend site surveys and support subcontractor engagement and pricing exercise Assist in reviewing tender submissions and preparing commercial comparisons. Support negotiations with subcontractors and suppliers to achieve best value. Produce and maintain cost breakdowns and commercial documentation. Assist with procurement schedules and management of long-lead items. Support the management of RFIs and landlord approval processes. Work closely with project teams to ensure a smooth transition from preconstruction through to delivery. Maintain compliance with health & safety legislation, building regulations and company procedures. Requirements Experience within commercial fit out, interiors, refurbishment or design & build construction. Previous experience as an Assistant Preconstruction Manager, Assistant Quantity Surveyor, Quantity Surveyor, Estimator or Commercial Assistant. Strong commercial awareness and analytical skills. Excellent communication and stakeholder management abilities. Strong organisational skills and attention to detail. Experience using Excel and working with project cost information.
