About the Role A fantastic opportunity has arisen for a highly capable
Senior Quantity Surveyor to join a specialist Project Delivery Team working on a large, complex estate in
Central London.
The role involves supporting a wide range of
mechanical and electrical (M&E) project works and maintenance upgrades, typically ranging from
£5k to £3m in value. You ll be responsible for managing cost and commercial functions across these works, many of which are delivered under
NEC3/NEC4, JCT, and Measured Term Contracts (MTCs).
This role also includes
leading a team of Quantity Surveyors, Assistant QSs, and Trainees, and playing a key part in the long-term success and development of the estate.
Key Responsibilities - Preparation of estimates, pre-tender cost plans, and commercial reports
- Reviewing tender returns, aligning costs, and drafting recommendation reports
- Management and review of NEC3 activity schedules and fixed-price contracts
- Take-offs and site measurement for procurement and final accounts
- Subcontractor procurement, negotiation, and contract administration
- Direct engagement with client representatives on valuations, disputes, and final accounts
- Monthly cost reporting, forecasting, and contribution to management accounts
- Oversight of project WIP, cost recovery, and audit queries
- Development and maintenance of a cost database for future project planning
- Supporting senior leadership in achieving contract performance targets and service delivery
- Training and mentoring junior commercial team members
What We re Looking For Essential: - A minimum of 5 years' experience in Quantity Surveying, ideally within building services, FM, or M&E
- Strong working knowledge of NEC3/NEC4, JCT, and Measured Term Contracts
- Experience with Schedule of Rates (PSA or similar) and reactive or planned project environments
- Advanced Excel and commercial software skills (e.g., JDE, NAV)
- Highly analytical, with excellent commercial judgment and negotiation skills
- Excellent verbal and written communication
- Demonstrated ability to manage multiple projects and meet deadlines
- Proven experience leading or mentoring commercial teams
Desirable: - RICS or CIPS accreditation
- Knowledge of heritage, secure, or publicly funded buildings
- Experience with structured procurement processes and rebate strategies
- Familiarity with NAV or similar cost control platforms
