We are a dynamic and well-established property agency based in Battersea and Nine Elms. Established 10 years ago, we specialise in managing a portfolio of residential properties, primarily apartments located in the Battersea and Nine Elms area.
Role Overview:
We are seeking an experienced and proactive Property Manager to join our close-knit team. The successful candidate will oversee a portfolio of residential properties, ensuring the smooth operation of property management tasks.
Key Responsibilities:
- Oversee the management of 150-200 residential properties, mainly apartments in Battersea and Nine Elms.
- Liaise with tenants and landlords to ensure excellent customer service and satisfaction.
- Manage property maintenance, including coordinating with contractors and overseeing repairs.
- Handle tenancy renewals and rent arrears, ensuring timely payments and agreements.
- Conduct property inspections, with the help of a third-party contractor for check-ins and check-outs.
- Handling deposit returns.
- Ensure compliance with licensing and local property laws, maintaining up-to-date knowledge of industry regulations.
- Work alongside the in-house administrator who handles referencing, tenancy agreements, and compliance tasks.
- Use Alto as the CRM system for managing property portfolios and client interactions.
- Provide advice to landlords and tenants on relevant legislation and ensure properties are managed in line with ARLA standards.
Requirements:
- Ideally, ARLA qualified (or a strong understanding of current property laws and regulations).
- Previous experience in residential property management.
- Strong communication skills, with the ability to build rapport with landlords and tenants.
- A driving license is desirable but not essential.
- Fluency in Mandarin or Cantonese would be a significant advantage due to the client base.
- Experience using Alto or other CRM systems is preferred.
