Pre-Construction Project Manager Basics Day Rate: £450 per day Location : Essex Contract Length: 12 Month Interim Contract (likely extension beyond this) Start Date: As soon as possible IR35 : Inside Pre-Construction Project Manager Overview You will be joining a Pre-Construction team to manage the pre-construction phase of its capital works programme. The programme will deliver major refurbishment and component replacement projects at speed and scale to occupied council homes, including low- and high-rise blocks, some of which will be in scope of the Building Safety Act 2022. Partnering with internal and external stakeholders, the Pre-Construction team will develop and prepare the programmes of work for the next few years and ensure that projects are scoped, costed and viable. The role would suit Employer's Agents, Contract Administrators and Delivery Managers for capital works and also Quantity Surveyors, Building Surveyors, Project Managers and Asset Managers with experience of capital works. The Housing capital programme for investment work to occupied homes is in the region of £150m over the next 2 years. Pre-Construction Project Manager Key Responsibilities The role will involve working closely with the Asset Data team to identify priority estates and buildings, the co-ordinating of site investigations, inspections and feasibility activities with the support of surveyors and also the scoping, designing and packaging the required work with the support of consultants. You will liaise with the Procurement team to ensure the work packages are tendered for accurately and promptly and with the Delivery team to ensure fully developed and compliant projects are handed over during the pre-start phase. You will also support leaseholder consultation activities throughout the programme. Pre-Construction Project Manager Applicant Essentials You must have demonstrable experience in delivering major works projects in occupied residential buildings or have managed the detailed planning of such projects. Previous experience gained within a Local Authority would also be advantageous or a similar Public Sector environment. Strong team player who can work at pace and manage multiple workstreams. Repair Surveyor / Building Surveyor (Contract) The company is a local authority focused on maintaining and repairing properties within their district. Disrepair Surveyor Overview Day Rate: £350 £400 per day Location : Essex Contract Length: 6 Month Interim Contract (likely extension beyond this) Start Date: As soon as possible IR35 : Inside Disrepair Surveyor Overview You will be working as an Interim Disrepair Surveyor for a social housing provider in Essex. You will be responsible for inspecting properties, diagnosing building defects, and ensuring compliance with housing disrepair legislation. The role involves preparing detailed and accurate Civil Procedure Rules complaint inspection reports, managing remedial works, liaising with tenants, contractors and other council departments to resolve disrepair claims efficiently and professionally. Disrepair Surveyor Responsibilities To undertake technical surveys on the housing stock, including leasehold flats, to identify and make accurate diagnosis of complex repairs, including specifying materials, work content trades and place the work with suitable contractor Produce accurate, detailed CPR compliant reports including photographic evidence and costs estimates for remedial works. Copy of at two CPR compliant survey reports to be submitted and reviewed prior to any offer. Maintain clear records for potential legal proceedings and to attend court hearings to give expert witness evidence if required. Work closely with the Disrepair Managers and Contractor to manage disrepair claims from initial inspection through to resolution. This may include additional progress inspections. Responsible to undertake all post inspections ensuring all works are completed to a satisfactory standard and to arrange for rectification of any sub-standard works identified. Complete assessment of works for exclusions by the partnering contractors monthly, ensuring that works have been carried out to the correct quality and standard required and to arrange for any refund or credit note for any overcharging of works that is identified. Disrepair Surveyor Applicant Essentials Experience and knowledge of the building maintenance industry including relevant experience in the inspection of domestic property and the remedy of maintenance problems Strong knowledge of housing disrepair legislation and Awaab s Law.
