The development we are recruiting for is located in Roundhouse Park, Alderman Rd, Melton Mowbray, LE13 0XG. The Role The role of Sales Advisor, reports to the Sales Manager and carries out all aspects of the day to day running of the site sales complex, ensuring that outstanding customer service is delivered throughout the customer journey. This includes achieving qualified sales reservations and meeting or exceeding sales targets, as well as efficiently progressing reservations through to exchange of contracts and legal completion. Principal accountabilities of the role include: Ensure that the general presentation of the site and that of the sales complex is maintained to a high standard. Ensure that all relevant information required to be able to give full and accurate information to purchasers is available and maintained at all times. Guide potential purchasers around show homes, stock plots and site to fully demonstrate the product. Ensure visitors and potential purchasers to site are aware of Bellway s Health and Safety Policy and they are always accompanied by a Bellway representative. Maintain accurate records using Bellway s in-house CRM system. Liaise with purchases, solicitors and financial advisers on a regular basis. Arrange for a customer to attend a home demonstration with the Site Manager and carry out the Company s handover policy. Assist purchasers following legal completion with any defects or customer care issues Attend and minute a weekly Sales/Site Meeting with your Site Manager. Proactively work with Sales Managers and colleagues to suggest ideas to achieve increased sales. Experience, Qualifications and Skills Experience Experience of working within a face to face sales environment. Experience of working as a Sales Advisor for a residential house builder is desirable. Qualifications and Training GCSE Maths and English Grade 4/C or above (or equivalent) Skills and Aptitude Effective negotiation and sales skills Good administration skills Strong communication and listening skills Ability to work on own as well as part of a team IT literate and the ability to adapt to new systems Committed to diversity and inclusion The Role and Working Conditions Willing to be flexible in respect to day to day duties and hours worked. Lone working, dependant on site. Ability to travel to all sales sites, including divisional offices. Able to work weekends and bank holidays. The Role The role of Head of Finance will drive the financial performance and position of the Division s business and is a key member of the Division s senior management team, supporting the Managing Director achieve the agreed business plan and sustainable, profitable growth. Ownership of the budget and three year forecast for the division, ensuring it is accurate and well managed, and ultimately delivering it. Review and challenge proposed land acquisitions, including areas such as the financial assumptions and VAT issues. Accurately complete returns to Group such as at year end, half year end, budgets, pay review, bonus calculations, National Statistics and prompt payments. Management compliance and overall responsibility for all taxes relating to the Division. This includes VAT, CIS, payroll taxes and corporation tax. Forecast valuation revenues in conjunctions with the Sales Director for inclusion in the quarterly valuations. Experience, Qualifications and Skills Experience Considerable post-qualified experience gained in industry in a role incorporating accounting and financial control responsibly. Experience must include: Financial and management accounting including leading month end close, evidence of responding to and working with external auditors, providing analysis, profit and loss and cashflow, forecasting and planning, supporting and challenging businesses to make optimal operational and performance decisions. Experience of successfully leading and developing a team. The Role Principal accountabilities of the role include: Provide day to day planning advice to land teams primarily on residential schemes but also mixed-use developments. Identify, negotiate and secure strategic land for the Division. Management and promotion of the Strategic Land Portfolio in order to deliver sites to the division at the earliest possible opportunity. Identify and advise divisional land teams of potential development sites that may become available through the prevailing/emerging planning policy. Promote sites through the Local Development Plan system and keep landowners/agents as well as the divisional management team advised of progress. Prepare and submit planning applications with accompanying scoping and screening opinions and the appropriate level of information to ensure the application is registered and processed by the Local Authority and compliant so that they are not capable of legal challenge. Attend Planning Committee Meetings and speak/present on behalf of the company as necessary. Prepare, submit and process Appeals, including the ability to prepare proofs of evidence and represent the company at any Hearing/Inquiry as necessary. Manage expenditure and prepare budget costs for planning application/appeals including the appointment of Consultant teams and ensuring expenditure is within the agreed budget.
