What You'll Be Doing No two days are the same, but the tasks below offer a glimpse of what to expect. Arrive promptly to site and spend the allowed time at/on each set task Assess site for any specific issues that may have arisen and report back if appropriate Comply with all local health and safety measures Carry out a variety of works on site as and when required, such as but not limited to: Changing light bulbs and ensuring their fixtures are in good working order Minor electrical work, replacing sockets, lights, changing fuses, junction boxes etc Minor plumbing and carpentry Assembling equipment, where required Conducting repairs within communal areas, completed to a suitable standard Garden/landscape installation and maintenance Painting and decorating of communal areas Maintaining property exterior through the different seasons A variety of other internal and external works Reporting of issues and potential works Completing job service reports Completing weekly vehicle checks What You Need to Succeed Holds a full, valid UK Driving License Experience of working in a similar role is essential Competence in maintenance skills such as painting; decorating; carpentry; general repairs. Provide prompt, professional responses to client and resident enquiries, ensuring clear updates on outstanding issues Oversee all health, safety and compliance requirements across your portfolio Ensure developments operate in line with leases, legislation and best practice Prepare accurate annual budgets and monitor expenditure to maintain strong cost control Carry out regular site inspections to ensure high standards of maintenance Manage contractors to deliver quality, value-for-money services Oversee major works projects, including compliance, contractor coordination and liaison with surveyors Attend on-site resident meetings, including occasional out-of-hours sessions Build strong client relationships and act as the main point of contact for your developments Work closely with your Property Coordinator to ensure efficient administration Maintain accurate property records and contribute to monthly/quarterly reporting Deliver excellent customer service through professionalism and strong technical knowledge Support the day-to-day running of the department and contribute ideas for continuous improvement What You Need to Succeed Minimum 1-3 years block and estate management experience.
