About Us Tamil Community Housing Association (TCHA) is a BME housing association managing over 600 homes in London, providing housing and support services to our residents. Following our successful merger with Apna Ghar Housing Association in 2023, we've doubled in size. The Role As Head of Operations, you'll have both strategic and operational responsibility across the full spectrum of housing services: Rent collection, tenancy management and enforcement Estate management Anti-social behaviour management Resident engagement and communications Complaints handling Day-to-day repairs, major works, and compliance Contract and void management Tenancy audits You'll join our Senior Management Team, working closely with the Chief Executive to shape strategy and deliver on our objectives. You'll report to the Board and its committees, taking the lead on all strategic housing matters. Around half our homes are managed on behalf of other landlords, so you'll need to excel at contract delivery and managing external partnerships while keeping residents at the heart of everything we do. What You'll Do Lead and inspire your management team to deliver excellent housing services Manage contractor performance and ensure value for money Use resident feedback to continuously improve service delivery Handle high-level planning, budget management, and health & safety oversight Develop and review policies and procedures Conduct resident visits, site inspections, and tenancy audits About You We're looking for someone who brings: Proven operational leadership with a strong track record in asset management and housing management Excellent people skills and the ability to inspire teams and contractors Confidence working with boards, governance frameworks, and regulatory requirements A clear commitment to resident engagement and the highest service standards A recognised qualification in a housing-related discipline (degree level or equivalent, or working towards this) Ideally, you'll be a member of a professional body such as the Chartered Institute of Housing or Chartered Institute of Building. You'll embody TCHA's values both internally and externally, supporting our ambition to be an employer and partner of choice.
