This role involves ensuring the smooth operation of the building, maintaining the highest standards, and managing a small team of concierge staff. The successful candidate will serve as the main point of contact for residents, the board of directors, and the managing agent, ensuring the property is impeccably maintained and operates efficiently. Main Responsibilities: • Oversee the day-to-day running of the building, including health and safety compliance, contractor management, and delivering exceptional customer service while implementing SOPs. • Manage the concierge team and provide cover when needed, including handling parcels, keys, and resident queries or complaints. • Conduct health and safety inspections, daily audits, and plant room checks, ensuring timely action on any identified issues. • Supervise contractors • Handle reactive and preventive maintenance tasks within communal areas. • Maintain compliance with statutory health and safety requirements and stay updated with changing legislation, including new building safety regulations. • Manage on-site projects, from major works to minor repairs. • Demonstrate a basic understanding of budgets and expenditure, working closely with the Property Manager. Desirable Attributes: • Relevant certifications in property management, facilities management, or health & safety (e.g., TPI, IWFM, IOSH) are advantageous or a willingness to obtain them within 12 months. • Experience managing prestigious properties or high-end developments. • Familiarity with concierge operations and providing luxury resident services.
