Specialising in residential (new build and remedial) and affordable housing, major regeneration, new build and remedial projects for Housing Associations, Local Authorities and Private Developers. Role & Responsibilities The Principal Designer will carry out duties in accordance with CDM regulations 2015 Working with Housing Associations and Local Authority clients Deliver all Principal Designer services directly for clients on residential property, including high rise Lead a small team and guide them through the new regulatory and legislative changes for the new Principal Designer Building Regulations role. Identifying and managing design related risks Obtain and collate the pre-construction Information Pack Communicating effectively with contractors, designers, attend design team meetings and risk workshops Review and monitor designers' compliance Plan, coordinate and manage the pre-construction phase of projects Ensuring designers comply with CDM Providing information to contractors to manage health and safety throughout the construction phase Undertake interim Health & Safety inspections and review site records Review the Contractor's Construction Phase Health & Safety Plan Update/review and delivery of Health & Safety File to the client. Required Skills & Experience Minimum 5 years' experience in Principal Designer & CDM services or a Design Management/Architectural background (with training in CDM if required). Thorough knowledge of CDM Regulations. Excellent communication skills Confident working directly with clients Ability to manage workload and deadlines Able to lead a team Experience in implementing Health & Safety procedures, guidelines, and design compliance. Strong understanding of Health & Safety and Building Regulations within the construction industry, with on-site experience. Professional qualification in design, building surveying, or building services (desirable). Membership with an approved body (IMaPs/GradIOSH or higher). NEBOSH National Certificate in Construction Health and Safety (preferred). RIBA Principal Designer register or accreditation from CIAT or APS (preferred).
