About the Company We're recruiting on behalf of a well-established building services company with a strong reputation for delivering cost-effective and energy-efficient building management, operational and technical solutions to businesses of all sizes - spanning retail parks, leisure complexes, educational sites and commercial properties. The Role This role is all about driving growth by spotting, developing and winning profitable M&E maintenance and technical compliance contracts. You'll be focused on generating new business, forming strong relationships with key property stakeholders, and establishing the company as the go-to partner in the sector. We're looking for someone commercially astute who can build influential relationships, speak confidently with technical stakeholders, help shape solutions, and win long-term business. This is predominantly a new business hunting role, with a clear focus on building a strong, qualified pipeline over your first year. The principal focus is the commercial property / managing agent sector, alongside developing opportunities within healthcare, life sciences and education. What You'll Be Doing - Identifying, developing and winning new M&E maintenance and technical compliance business across target sectors. - Building and maintaining strong relationships with managing agents, property owners, asset managers, surveyors, consultants and occupiers. - Creating strategic account plans to win new business and grow existing client relationships. - Attending client meetings, networking events, industry functions and site visits to spot and convert opportunities. - Engaging confidently with technical consultants and stakeholders, drawing on a solid understanding of M&E engineering and statutory compliance. - Reviewing client specifications, maintenance requirements and render documentation to spot commercial opportunities and risks. - Working with operational and estimating teams to put together commercially viable, competitive solutions. - Feeding into pricing strategy, questioning commercial assumptions and making sure proposals support business objectives. - Leading and coordinating high-quality tenders, proposals and presentations that set the company apart from competitors. - Carrying out site surveys and gathering technical and commercial information to support bids. - Delivering persuasive presentations to prospective clients, consultants and senior decision-makers. - Staying in regular contact with key stakeholders to build long-term relationships and generate repeat business. - Keeping an eye on market activity, competitor offerings and industry trends to identify growth opportunities. - Keeping the CRM system accurate and up to date with pipeline, forecasting and client information. - Working closely with internal teams to ensure a smooth handover from contract award to operational delivery. - Representing the company professionally at all times, acting as an ambassador within the properties and facilities management sectors. - Hitting agreed sales, pipeline and business development targets in line with company objectives. What We're Looking For - Ideally at least 5 years' business development experience within commercial M&E maintenance, Facilities Management or Building Solutions - strong candidates with less experience will still be considered. - A track record of winning maintenance contracts valued between £100k and £2m per annum. - An experienced industry business developer rather than a generic salesperson - someone who already understands the M&E / FM maintenance market, knows the key managing agents, consultants and property organisations, and understands how maintenance contracts are procured. - Existing relationships with managing agents and commercial property professionals, ideally within the North West / Midlands market. - Strong technical understanding of M&E maintenance services, and a good grasp of what clients and engineers expect from a technical standpoint. - Ability to interpret specifications and spot commercial opportunities. - Experience attending site surveys. - Experience contributing to pricing strategy. - Strong presentation skills. - Excellent written communication. - Full UK driving licence. Desirable - An engineering qualification or engineering experience. - Experience working with Maximo or similar systems. - Experience responding to OJEU/Public Sector tenders. - An existing network across the North West and Midlands. Job details: Lead the implementation and ongoing management of ISO 9001 (Quality), ISO 14001 (Environmental), and ISO 45001 (Health & Safety) standards. Conduct internal audits, inspections, and QHSE reviews across sites to ensure full compliance and drive continual improvement. Develop, implement, and monitor health, safety, and environmental policies, procedures, and risk assessments. Lead and support the investigation of incidents, near misses, and RIDDOR events, including root cause analysis and corrective actions. Ensure all staff receive appropriate QHSE training, including inductions, toolbox talks, and refresher sessions. Ensure all statutory inspections and technical certifications (e.g. ECA, Gas Safe, Refcom) are scheduled and compliant. Monitor subcontractor compliance through onboarding, vetting, and ongoing performance reviews. Manage COSHH compliance, including up-to-date assessments and availability at point of use. Oversee waste management processes and ensure hazardous waste is disposed of correctly and legally. Track and analyse QHSE performance data and prepare monthly reports for the Operations Director.
