The role will entail managing a small number of new build residential projects, to lead and take responsibility for site teams to ensure a very good quality of construction and high Health & Safety compliance, You will have ideally worked as a Contracts Manager for a housebuilder, hold an SMSTS qualification, and have experience in planning sites, managing costs effectively, and be able to produce and adhere to build programmes.

The role will be to work closely with the land team on sites that they are reviewing as possible development sites to buy. The work will then continue advising the land team as the land is bought, through to obtaining planning consent, attending meetings such as public consultations, proposals and appeals, with planning consultants, councils etc. You will ideally be a Town Planner with a residential developer and keen for a new challenge on more interesting projects, or a Planning Consultant that advises residential development clients. A degree in Town Planning or related discipline and membership of The Royal Town Planning Institute or The Royal Institute of Chartered Surveyors is expected.

The role will entail running several housing sites commercially and reporting accurately to a Commercial Director. The day to day work will include: - writing reports and preparing documents such as contracts, budgets and plans. - feasibility studies. - cost control, estimation, planning and forecasting. - cost benefit analysis. - dispute resolution. - valuations and value engineering. - providing information to the other departments as necessary. You will ideally hold a degree in Quantity Surveying or Commercial Management and have previously worked as a housebuilding Quantity Surveyor or as an Assistant Quantity Surveyor looking to take a step up.

The role will be to source appropriate sites to buy that meets the Company s criteria. There is a planning team in place ready to deal with much of the processing, freeing up the land team to network and do deals. You will ideally be a Land Manager with a residential developer and ready to move to a company that allows you to look at large projects, and has the budget and appetite to support buying them. You will be keen to network and work with existing and new contacts to bring land to the business.

You will have worked on RIBA stages 2 - 6 in the past and you will bring with you the following: understanding of the full design process and technical detailing, specifically, in the supervision of bespoke residential projects (or bespoke high-end commercial projects). You will also be proficient in presentation drawings and have a good understanding of construction details. You will have experience with listed buildings. Knowledge of ArchiCAD is useful but not essential as there is training in place for those that haven't used the software previously. Having experience of contract administration also being useful, however, not essential. You will be capable of working unsupervised and as part of a team. You will be expected to be proficient in AutoCAD as the role will entail using AutoCAD to CAD up working drawings on a daily basis. This will be for the project managers to use in the construction phase of the projects. The housebuilder does nearly everything in house. The housebuilder has developments of around 1 - 100 units and their developments are based in Berkshire and surrounding counties. The pay package is competitive dependent on experience. The role will entail supporting a Senior Buyer to research cost effective building materials and liaise with their suppliers, ordering the correct quality and quantity to arrive on site at the right time. You will also learn to work with the Site Managers to develop a good working relationship with them so there can be sensible adjustments with materials and timings for the good of the business. You will have worked as an Assistant Buyer for a construction company of any kind, or for a builders merchant selling building supplies. Graduates with a commercially focused degree that are interested in beginning a career in materials buying will also be considered.

The role will be a senior position in the commercial team with junior team members to manage & mentor. It will entail working closely with the land team on potential sites they are looking to acquire, and the sales team on the specification and pricing. You will have worked for a housebuilding development company in an estimating role, working on land appraisals, cash flows and budgets and costs and familiar with preparing information for quantity surveying & buying teams.
