My client is a small family-owned Building Contractor and Developer that has been established since 1923. They are a respected niche business with strong values and emphasis on quality service with a loyal client base and excellent sub-contractor relationships. With recent successes in private and social housing work, they are looking to strengthen the management team with a Contracts Manager. The ideal candidate will be able to demonstrate housing development experience.
The Contracts Manager's role is critical to deliver the works to the agreed program and within budget by organizing and utilizing resources effectively and efficiently. Specifically:

  • To assume responsibility for the proper planning and organisation of the contracts from commencement to completion.
  • To prepare and maintain an updated program for the works.
  • To plan all necessary resources required to undertake the work including selection of sub-contractors, labour, plant and materials, and to ensure that they are ordered and on site in time.
  • To liaise with professionals such as the Architect and Engineers as required ensuring that information is received and co-ordinated appropriately. This may include responding to correspondence, writing minutes, confirming instructions, dealing with variations, providing estimates, making claims as may be required etc.
  • To liaise with the Client as may be required and to organise and convene site meetings where necessary.
  • To liaise with Sub-contractors, Specialists, Utilities, Suppliers etc to ensure information and resources are provided as required by the program.
  • To supervise and support site agents ensuring that they carry out their responsibilities diligently and addressing any queries that may arise during the works.
  • To ensure compliance with Building Regulations, giving notices and ensuring final completion certificates are received.
  • To give design construction / buildability advice / input as appropriate.
  • To liaise with the company surveyors to ensure that all necessary information is provided, orders are placed where necessary and assist with any valuations, accounts or queries.
